Questions clients ask

How much does an architect cost in Wexford?

With our Pay as You Go service you start with a half-day consultation at your home or on site for €400 + VAT, which includes preliminary sketch proposals for an extension. After that we send a priced list of services (planning application, construction drawings, supervision) and you pay only for the stages you choose.

Do I need planning permission for a house extension in Ireland?

A rear extension of up to 40 m² is usually exempted development, subject to conditions such as height, garden space and previous extensions. Anything larger, to the front or side, or on a protected structure needs planning permission. Every extension must meet the Building Regulations either way; we check your site and tell you which applies at the first visit.

What does the first site visit include?

Before we meet, we post you a short list of the key questions for your project. At the half-day visit we go through it, survey the house and prepare initial sketch proposals. For a new home, a preliminary design drawing that works out space, daylight and solar gain on your site costs an additional €800 + VAT.

Which areas do you cover?

Wexford town and all of County Wexford — including Enniscorthy, Gorey and New Ross — and the wider South East: Waterford, Kilkenny and Carlow.

Are you RIAI registered architects?

Yes. Raymund Kelly is a member of the Royal Institute of the Architects of Ireland (M.R.I.A.I.) and has run the practice from 80 South Main Street, Wexford since 1982.

What types of buildings do you design?

Private homes, extensions and refurbishments, housing developments, nursing homes and healthcare buildings, schools, hotels and leisure, retail, offices, industrial buildings and civil works.
